The Team

The Three Delta team comprises a close-knit group of nine professionals, most of whom have worked together for many years. The team has extensive experience in structuring, purchasing and managing UK real estate assets and loans, as well as wide-ranging legal and tax structuring expertise. The team have structured real estate loans worth over £16 billion in the UK.

Paul Taylor - Principal
Paul spent the first 17 years of his career at NatWest (now RBS) and was appointed as Head of UK Structured Finance in 1996. After leaving NatWest, Paul became Chief Executive of Rotch Property Group, and latterly Consensus Business Group, where he helped grow the real estate property portfolio to over £4bn under management. In 2006 Paul established Three Delta, whose related funds grew to over £3bn under management. Paul also advised the QIA on strategy and finance raising for their bid for Sainsbury.

Derek Gordon - Managing Director

Derek spent nine years at Natwest covering a wide range of commercial lending positions, and in 1990 he joined Hambros Bank where he undertook a range of lending and advisory activities. Derek joined Abbey National Treasury Services in 1998 to establish a global project finance and UK commercial property team, where under Derek’s stewardship, the combined book grew to over £5bn. In 2003 Derek became MD of Consensus Capital and focussed upon debt raising including senior/mezzanine/PIK, specialising in commercial real estate transactions. Derek has led the deal execution team at Three Delta since its incorporation in 2006.

Matt Press - Associate Director (Finance)

Matt’s career began in Structured Finance at Abbey National Treasury Services plc (specifically Project Finance) followed by Bayerische Landesbank (Project Finance then Leveraged Finance). In 2005 Matt moved onto Consensus Business Group to support new business development and was involved in completing a range of deals in both the UK and Germany. Matt then joined the Structured Finance unit within Three Delta LLP as an Associate Director in August 2006. Matt’s main responsibility within the Three Delta deal team is banking and financial structuring. 

Ricky Kullar - Associate Director (Finance)

Ricky began his career in Project Finance with Abbey National Treasury Services plc in 2000. In 2003 Ricky joined Consensus Business Group (“CBG”) to support new business development. In this role, Ricky was actively involved in raising c. £2bn of senior and mezzanine finance to support new acquisitions and the refinancing of existing investments. Ricky joined the Three Delta Structured Finance unit in 2006 and now leads the Financial Modelling and Analysis desk. 

Dan Nicholson – Associate Director (Real Estate)

Having qualified as a Chartered Surveyor with Lambert Smith Hampton, Dan moved to a team at Charterhouse Bank providing senior and mezzanine debt. As well as gaining experience as a director and part owner of the City & West End Property Group business, which developed prime office space in the West End of London, Dan has also run Quintain Estates and Development plc’s investment property portfolio and worked directly for the Chief Executive on corporate matters. Dan moved to Three Delta in 2007 and now is responsible for all real estate matters within the business.

Alex Christou - Analyst

Alex joined Three Delta after studying Economics at UCL. Alex sits within the financial structuring team, and assists with all elements of deal execution with a specific focus on financial modelling.

Andrew Neville – Analyst

Andrew trained as an accountant within the Corporate Finance division of PwC. During his time there Andrew advised on and executed over £1bn of transactions. At Three Delta, Andrew sits within the financial structuring team and assists with all elements of deal execution with a specific focus on financial modelling.

Rachel James – Chief Operating Officer

Rachel trained and qualified as a corporate lawyer at Herbert Smith LLP, where she specialised in private, real-estate backed transactions. She joined Three Delta in 2006, where she oversees all legal and regulatory compliance matters, and is responsible for the development, operation and improvement of the systems that deliver Three Delta’s services.

Anita O’Neill – Finance Director

Anita has over five years’ experience in tax advisory having working in the M&A team at PwC before joining Three Delta LLP. Anita has lead advisory groups on international and domestic tax matters, and is an Associate Member of the Chartered Institute of Taxation.
